1. Investment Security and Return Assurance

B&M4IMMOS S.A.S. is fully committed to the responsible use of investor funds and to repaying the principal plus the agreed-upon returns as specified in each private loan contract.
However, the investor understands and acknowledge that all investments carry inherent risks, including external market, economic, and operational risks that may affect the company’s ability to generate expected cash flows.

In an extreme scenario, if B&M4IMMOS S.A.S. were to enter bankruptcy, investors understand that they may lose up to 100% of their investment, as funds may be subject to creditors’ rights and insolvency proceedings under Colombian law.

2. Potential Delays in Repayment

While every effort will be made to ensure timely payments, investors accept that certain unforeseen circumstances may cause delays in the payment of interest or principal. Such circumstances may include, but are not limited to:

  • Market conditions that move unfavourably against our operations, reducing liquidity or profitability.

  • National or global economic crises.

  • Political instability or war in Colombia or other regions that affect the real estate market.

  • Natural disasters such as earthquakes, floods, fires, or other events that damage the physical assets backing the investment.

  • Pandemics or global health emergencies that disrupt construction, sales, rental markets, or general operations.

  • Regulatory or financial system restrictions that may temporarily freeze or limit company operations.


In these scenarios, B&M4IMMOS S.A.S. remains fully committed to repaying its obligations and will communicate transparently with investors, providing updates and reasonable revised timelines as needed.

3. Bankruptcy Risk

The investor expressly acknowledges that, in the extreme and unlikely scenario that B&M4IMMOS S.A.S. becomes insolvent or is declared bankrupt, there is a risk of losing up to 100% of the invested capital, depending on how the company’s remaining assets are liquidated and distributed under applicable Colombian law.
Investors accept this risk as an inherent part of private real estate lending.

4. Commitment to Transparency and Communication

B&M4IMMOS S.A.S. will keep investors informed through their private online dashboards and direct updates on the status of projects, cash flow, and any actions taken to address delays or financial difficulties.
